Is this the year you buy a home or upgrade?

If this is the year that you are posturing to buy your first home or upgrade to the home of your dreams then it is time to get all your ducks in a row. If the market is anything like last year then you have to be ready to deal, especially when it comes to the lower priced starter homes or the perfect home of "everyone's" dreams. 
Yes, there has been a lull this winter but that is usually the case. After all, who wants to play their luck on moving with the temps in the single digits? Oh, you might get a day that is 58, like the other day, but how likely is that?
Now with the looming certainty of the federal reserve being withdrawn from the mortgage market - which means not as much house for your buck - the best time to buy is as soon as you can.
